Bird Dog Consulting Agreement

Real estate bird dogs find property leads for us investors.  Without a doubt, a good bird dog can become the investor’s best friend.

Here’s a free Bird Dog Consulting Agreement that you can download to protect both you, the investor and you new best friend, the bird dog.

 

Remember, this is a sample agreement only.  If you decide to use this, or a similar agreement, make sure that you have your real estate attorney give it a once over!

  1. Hey Bill – I love the form. From looking at it, I would think that this gets rid of the whole discussion on whether or not birddogs can operate legally since they are “consultants”.

    Re: the percentages. Are you talking about packages of properties?

    Glad you like the form Sharon. You’re talking about the percentages in 3(b), right? This means that if a Consultant introduces the investor to a realtor and the investor uses the realtor in a transaction the consultant would be paid 0.5% of the net proceeds of the deal for the first 5 properties closed with that realtor. For properties 6 – 10 the fee goes to 1.0% of net proceeds, and so forth. The way the contract reads, if there was a package of 6 properties in a realtor deal the consultant would be paid 0.5% on 5 properties and 1.0% on the 6th. Does that help? 🙂

    Hi Bill. About 3 years ago myself and Ron Stephens attended a seminar in Nashville out by the airport. I started looking on Loop Net and talked to a few realtors and did a couple of LOIntent. My job took up 5 days per week and just couldn’t continue.

    Now I work 3 1/2 days per week and want to get involved again. Advice? What would you suggest I do to get brought up to speed again?? Thanks Bill!!!
